The Three Types of Vinyl Flooring - And When to Use Each
Click-Lock LVP (Luxury Vinyl Plank): SPC vs. WPC
Click-lock is the default for most residential installs in Mississauga and Barrie right now, and for good reason. No glue, no nails, floats over your existing subfloor, and if something goes wrong five years down the road you can pull up the affected planks without wrecking the rest of the floor.
The choice between SPC and WPC is where people get confused, so here's the short version:
SPC (Stone Plastic Composite) has a limestone-based rigid core. It doesn't move much when the temperature swings - and in Ontario, temperatures swing a lot. Sunrooms, cottages near Barrie, rooms with big south-facing windows, spaces that aren't climate-controlled year-round - SPC rigid core is the right call for all of them. Standard LVP expands in direct heat and can buckle at the seams. SPC doesn't.
WPC (Wood Plastic Composite) has a foamed core, which makes it warmer and softer underfoot than SPC. If you're doing a main floor living room or bedroom in a Mississauga home that stays climate-controlled, WPC is a comfortable, quieter option. It's not the right product for anywhere that sees real temperature extremes.

Glue-down vinyl is specified for commercial spaces, medical offices, and retail where heavy carts and rolling loads would shift a floating floor over time. Using the right vinyl adhesive for your subfloor type, dry back planks are bonded permanently - there's no flex, no movement, nothing shifting underfoot. If you're finishing a commercial unit in Mississauga or outfitting a high-traffic office in Barrie, this is the spec your contractor should be using.
Wear Layer: The Only Vinyl Flooring Spec That Actually Matters
Flooring brands like to lead with thickness - 8mm, 12mm, 10mm. Ignore it. The wear layer is the single number that determines how long your floor looks good, and most marketing buries it.
The wear layer is the clear protective coating on top of the printed design. Once it's gone, your floor is done. Here's a practical breakdown for Ontario homes:
- Under 12 mil: Builder grade. Fine for a spare bedroom, not much else.
- 20 mil: The minimum we'd recommend for any main living area - pets, kids, a real kitchen. Most of the brands we carry land here or above.
- 28 mil and up: Light commercial. Worth the price in mudrooms, home gyms, high-traffic entryways, or anywhere that takes serious daily abuse.

Subfloor Prep & Underlayment: Where Most DIY Vinyl Installs Go Wrong
Vinyl doesn't hide a bad subfloor - it broadcasts it. Any ridge, dip, or fastener head over 3/16" will show through the planks within a few months of installation. Before anything goes down, the subfloor needs to be flat. We carry professional self-leveling and patching compounds specifically for concrete slabs and plywood, and our team can walk you through what's needed for your situation.
On underlayment: many planks come with a pre-attached pad, but Mississauga condo owners should not assume that's enough. Most building corporations in the GTA enforce a minimum IIC (Impact Insulation Class) sound rating - typically IIC 60 or higher - before you can install hard flooring above another unit. Vinyl is one of the best choices for below-grade installations in Ontario. Fully waterproof LVP won't swell or buckle when moisture moves through a concrete slab the way hardwood and laminate will. Use a 20mil SPC product with a moisture barrier underlayment and you'll be fine. We've seen a lot of Ontario basements - we'll tell you if your specific situation needs anything extra.
