Why We Carry Lee Flooring at Our Mississauga & Barrie Showrooms
Here's what we tell customers in the showroom when they compare engineered hardwood options: the real difference is in the core, not the surface.
Most flooring brands sell you on the top layer — the finish, the colour, the photo on the box. Lee Flooring builds from the inside out. Every product in their range is engineered for long-term performance in Canadian homes — the humidity swings from forced-air heating winters, the temperature variation between seasons, and the real-world traffic that floors in Ontario homes actually take. That's a harder brief than most flooring brands design to, and it shows in the construction specs.
In simple terms: Lee Flooring makes floors that are built to last in Ontario conditions, not floors that look great on a showroom floor and fail in the first winter. Browse our full flooring selection to compare Lee Flooring against other brands before deciding.
Lee Flooring Collections Available in Mississauga & Barrie
Laminate — Three Tiers for Every Application
Lee Flooring's laminate range covers three collections at different water-resistance levels — an important distinction that most customers don't think about until after they've bought the wrong product for their space.
The Soho 98 Series is Lee Flooring's standard 12mm AC4 laminate — 7.5" x 48" planks with embossed-in-register surface texture, drop click installation, and a 30-year residential warranty. This is the right product for Barrie and Mississauga bedrooms, living rooms, and above-grade dry areas where moisture is not a concern. Ten colour options in warm and neutral wood tones.
The Soho R Series steps up to 24-hour water resistance — the same 7.5" x 48" x 12mm AC4 specification with a painted bevel finish and a sealed core that handles incidental moisture for up to 24 hours without swelling. For Mississauga and Barrie kitchens, mudrooms, and laundry rooms where spills happen but flooding doesn't, the Soho R is the right call. Ten colour options.
The Signature T Series is Lee Flooring's highest-performing laminate — 72-hour water resistance with a painted bevel finish and 30-year residential warranty. For Mississauga and Barrie homes where the kitchen, dining room, and living area flow together in one open-concept floor plan, the Signature T handles the full range of everyday moisture exposure that open-plan living produces. Ten colour options.
Which laminate is right for your home? If your space is dry and above-grade — bedroom, living room, office — Soho 98 is the right specification. If your space sees occasional splashes — kitchen, mudroom — step up to Soho R. If your entire main floor is open concept and the kitchen is part of it — Signature T. Come into either showroom and we'll help you make the right call in 10 minutes.
SPC Vinyl — Lee Cottage Collection
The Lee Cottage is Lee Flooring's 7mm SPC vinyl collection — 5mm stone plastic composite core with a 2mm EVA acoustic pad, IIC-rated for sound transmission control, embossed-in-register finish, drop click installation, and a 15-year residential warranty. Ten colours including Coastal Driftwood, Countryside Elm, Distant Shore, Golden Hearth, Mistry Birch, Pebble Creek, Rustic Oak, Sandbar, Walnut Wharf, and Weathered Barnwood.
The 2mm EVA acoustic pad is built in — which matters for Mississauga condo installations where your condo building specifies a minimum IIC sound rating. You are not adding a separate underlayment layer, which keeps the overall installation height lower — important under door frames and at transitions. 100% waterproof throughout — the right specification for Mississauga basements, bathrooms, kitchens, and any application where moisture is a real factor. This is also the collection we point Barrie cottage owners toward for seasonal properties where humidity and temperature variation are more extreme than in year-round residences.
Hybrid Engineered — Hybrid Collection
The Hybrid Collection is Lee Flooring's most durable hardwood-look product — a waterproof engineered core with a TuffSurface top layer, tongue and groove installation, and a Limited Lifetime residential warranty. Available in Toronto, Havana, Chicago, Vancouver, New York, Halifax, Atlanta, Montreal, Las Vegas, and San Francisco — ten city-named colours across warm, neutral, and cool oak tones in a random length format up to 6 feet.
The TuffSurface top layer outperforms standard wood veneer in high-traffic applications — hallways, entries, open-concept main floors in Mississauga homes with kids and pets, and commercial-adjacent applications where a standard 2mm veneer would show wear within a few years. The waterproof engineered core means this product works in applications where standard engineered hardwood cannot — on-grade and below-grade installations, over concrete, and in spaces with humidity variation that would stress a conventional engineered product. Limited Lifetime warranty is the strongest warranty in the Lee Flooring range.
Engineered Hardwood — Heritage Hills & Solvara
Lee Flooring's engineered hardwood range covers two premium collections built for Ontario's seasonal humidity conditions — multi-ply plywood cores with cross-directional layer construction that distributes stress during humidity changes rather than transferring it to the surface.
Heritage Hills is American Red Oak — 3mm Select & Better veneer, wire-brushed surface, random lengths up to 6 feet, 15-year residential warranty. American red oak is the warmest of the oak species — suited to Barrie homes with traditional cabinetry and warm wall tones, and to Mississauga homes in established neighbourhoods where a classic hardwood floor is the intent. Eight colours: Sandale, Redmond, Brenton, Brandon, Terrona, Alubrae, Ellaston, Covelle.
Solvara is European White Oak — 4mm Select Grade veneer, wire-brushed surface, random lengths up to 6 feet, 15-year residential warranty. European white oak is cooler and more neutral than American red oak — the species that leads current Mississauga and Barrie contemporary interior design. The 4mm veneer is thicker than most engineered hardwood products in this category, which means more sanding cycles over the life of the floor before reaching the core. Six colours: Lumiere, Alura, Solenn, Mirelle, Brealenn, Thalen.
Heritage Hills vs Solvara: if your space is warm-toned and traditional, Heritage Hills. If your space is contemporary, open, and neutral — white walls, light cabinets, grey or white tones — Solvara. Come in and we'll put both next to your sample or photo and the answer will be obvious.
Engineered Hardwood — 4mm Veneer Series
Lee Flooring's 4mm veneer engineered hardwood covers seven practical colour options — Radiant, Country Oak, Banff, Naked Oak, Honey Wheat, Natural, and Barnwood — in a wire-brushed finish with random lengths and a 15-year limited residential warranty. This is the practical everyday engineered hardwood specification for Mississauga and Barrie main floors where a proven, climate-appropriate product in a wide colour range is the priority. The 4mm veneer allows for refinishing over the life of the floor — an advantage over thinner veneer products that cannot be sanded.
Solid Hardwood — Old Mill Collection
The Old Mill collection is Lee Flooring's solid hardwood range — wire-brushed surface, ABC grade, random lengths, 15-year residential warranty. Available in Oak (two thickness options), Hickory (two thickness options), and Acacia. Solid hardwood is the right specification for above-grade plywood subfloors in Barrie and Mississauga homes where nail-down installation is appropriate and the homeowner wants a floor that can be sanded and refinished multiple times over decades. Old Mill's wire-brushed surface adds texture that hides everyday scuffs and suits the natural, organic aesthetic that leads current Ontario renovation design.
Solid hardwood is not the right choice for: Mississauga condos on concrete, basement installations, or any application below grade. For those, the Hybrid Collection or Lee Cottage SPC are the correct specifications. We will tell you this honestly rather than sell you a product that fails in the wrong application.
Lee Flooring in Mississauga & Barrie — Real Scenarios
For a Mississauga condo on concrete: Lee Cottage SPC with the built-in 2mm EVA pad, confirmed against your building's IIC requirement before installation. For a Barrie home with radiant in-floor heating: Solvara or Heritage Hills engineered hardwood — both confirmed compatible with radiant systems. For an open-concept Mississauga main floor with kitchen included: Signature T laminate or Hybrid Collection depending on whether you want a hardwood look or hardwood performance. For a Barrie cottage that sits unheated part of the year: Lee Cottage SPC — the only product in the Lee Flooring range we would put in a seasonal property.
