In simple terms: MSI Surfaces Wayne Parc is luxury vinyl plank, a wood-look floor that is 100% waterproof and built to take real-life traffic. It is WPC, Squarefoot Flooring carries it and our own crew installs it.

The build and the spec: This is a WPC floor, a wood-polymer composite core that is rigid like SPC but with a little more give, so it feels warmer and softer underfoot and runs quieter, a nice touch in kitchens and rooms you stand in for a while. The 22 mil wear layer puts it in heavy-residential, light-commercial territory, which is where vinyl earns its keep in a family home. On vinyl, that mil number is the best single predictor of how long the floor keeps looking new, more than thickness or price. Water is a non-issue: it is 100% waterproof through the whole plank, which is what makes it the go-to for bathrooms, kitchens, and below-grade rooms. With an IIC rating around 26 and an STC around 72, it meets the sound ratings most Toronto and Mississauga condo boards require, which is often the deciding factor in a high-rise. It is rated for use over in-floor radiant heat. Planks run up to 9 inches wide and 60 inches long, a wide-and-long format that reads like real wood. A low-sheen matte finish keeps glare and footprints down. Micro-bevelled edges define each plank for a more authentic look. It is FloorScore certified for indoor air quality and GREENGUARD certified. Colours in the range include Andaz, Bluffview, Elwood, Macland, and Mellshire.
