In simple terms: MSI Surfaces Nove Plus is luxury vinyl plank, a wood-look floor that is 100% waterproof and built to take real-life traffic. Squarefoot Flooring carries it and our own crew installs it.

This is a flexible glue-down vinyl. Bonded to the subfloor with full-spread adhesive, it stays put under heavy traffic and rolling loads, which is why it is a fixture in offices and busy commercial spaces. The trade-off is that it demands proper subfloor prep to look right. It has a 12 mil wear layer, enough for normal household traffic in bedrooms, living rooms, and quieter spaces. Because it is 100% waterproof rather than just water-resistant, you can put it in the rooms that rule out wood and laminate, full baths, laundry rooms, kitchens, and basements. With an IIC rating around 23 and an STC around 71, it meets the sound ratings most Toronto and Mississauga condo boards require, which is often the deciding factor in a high-rise. It is rated for use over in-floor radiant heat. Planks run up to 9 inches wide and 48 inches long, a wide-and-long format that reads like real wood. A low-sheen matte finish keeps glare and footprints down. It is also FloorScore certified for indoor air quality and GREENGUARD certified. Colours in the range include Akadia, Bayhill Blonde, Bayside Buff, Fallonton, and Hatfield.
