In simple terms: Twelve Oaks Flooring Foundation is luxury vinyl plank, a wood-look floor that is built to take real-life traffic. Squarefoot Flooring carries it and our own crew installs it.

This is a glue-down luxury vinyl plank, a flexible plank bonded straight to the subfloor. Glued down, it lies dead flat with no hollow sound, handles large open spans and commercial traffic, and lets you swap a single damaged plank without lifting the floor. It does need a smooth, flat, dry subfloor to look its best. It has a 20 mil wear layer, the sweet spot for busy homes and light commercial rooms, well above the builder-grade 6 to 12 mil you find in big-box vinyl. On vinyl, that mil number is the best single predictor of how long the floor keeps looking new, more than thickness or price. It carries an IIC rating around 73 and an STC around 73, so it clears the sound-transfer rules most GTA condo boards set, a common sticking point in high-rises. It is also FloorScore certified for indoor air quality. It is backed by a Lifetime residential and 15-year commercial warranty. Colours in the range include Cyprus Sun, Delta Marsh, Frappe, Gingerbread, and Gondola.
